Farmland in Thailand represents a timeless, highly stable tangible asset. Whether you plan to cultivate durian orchards, establish organic greenhouse fields, or acquire vast tracts of agricultural land for sustainable carbon credit forestry, navigating the purchase process requires deep local legal and operational knowledge.

## Step 1: Navigating Thai Land Title Deeds (Crucial Check)

Before buying agricultural land, you must check the **Title Deed (No Sor / Chanote)**. Never buy land backed by low-tier occupancies:

* **Chanote (Nor Sor 4 Jor):** The absolute gold standard. Backed by GPS-triangulated satellite markers, allowing full ownership transfer, mortgaging, and dividing.

* **Nor Sor 3 Gor:** High-grade certificate showing clear boundaries but not yet fully mapped with satellite markers. Safe, but should ideally be upgraded to Chanote.

* **Sor Por Kor 4-01:** **DO NOT BUY.** This is state-allocated reform land meant only for poor farming families. It cannot be legally sold, leased, or transferred to third parties.

## Step 2: Understanding Thai Land Sizes

Thailand uses a unique sizing standard. To transition between Thai and Metric formats, memorize these conversions:

* **1 Square Wah (sq.w. / ตร.ว.)** = 4 Square Meters (sq.m.)

* **1 Ngan (งาน)** = 100 Square Wah = 400 Square Meters

* **1 Rai (ไร่)** = 4 Ngan = 400 Square Wah = 1,600 Square Meters

*Example:* A plot sizing "3 Rai, 2 Ngan, 50 Wah" converts to:

`(3 * 1,600) + (2 * 400) + (50 * 4) = 4,800 + 800 + 200 = 5,800 square meters.`

## Step 3: Road Access and Right of Way (Servitude)

Many agricultural plots are located deep inside farming regions and may be "landlocked" (ไม่มีทางเข้าออก). Always perform due diligence:

1. Verify if the access dirt road is registered as public domain.

2. If the road is private, secure a legally recorded **Servitude (ภาระจำยอม)** registered on the adjacent title deed at the local Land Office, ensuring permanent vehicle access rights.
