Mastering Thailand’s town planning and zoning classifications is the foundational step for every property developer, corporate investor, and landowner. Thailand regulates urban land utilization through a color-coded zoning matrix enacted under the Town Planning Act, determining permissible building types, maximum heights, Floor Area Ratios (FAR), and Open Space Ratios (OSR).

Yellow zones represent low-density residential areas, primarily designated for single-family detached homes, low-rise villas, and essential community facilities, preserving quiet neighborhood character. Orange zones facilitate medium-density residential developments, including townhomes and mid-rise condominiums. Red zones serve as high-density commercial and urban center hubs, permitting multi-story commercial complexes, hotels, retail centers, and high-rise mixed-use projects.

Industrial development is governed by Purple zones, which permit general manufacturing, heavy industry, logistics warehousing, and chemical facilities. Light Purple zones are tailored specifically for clean warehousing and utilities. Meanwhile, Green zones protect agricultural land and rural conservation belts, restricting non-agricultural construction to protect Thailand’s agricultural heritage.
